Client-Hung Patch Preparation & Zero-Dust Isolation

Following an upstairs shower supply leak in this Raleigh home, an overhead drywall section in the kitchen and breakfast nook was removed to repair plumbing connections. The homeowner fastened replacement drywall panels into the ceiling framing, but called R&R to tackle the hardest trade challenge: floating multi-piece butt seams completely flat and sanding overhead in an active, fully furnished kitchen.

  • Sealed ZipWall Enclosure: Before mixing compound or touching sandpaper, we erected floor-to-ceiling spring-loaded tension poles with heavy poly sheeting, sealing the work perimeter directly along the crown molding and kitchen bay window.
  • Pre-Filling & Fastener Inspection: All homeowner-driven screws were checked and countersunk below the paper plane, cut edges were beveled, and open butt seam gaps were packed solid with high-density setting compound.
  • High-Tensile Tape Bedding: Embedded joint tape across all seams to eliminate air blisters and resist vibration from the floor above.

Vacuum-Assisted Power Sanding & Wide Joint Feathering

Overhead sanding produces microscopic gypsum dust that can quickly infiltrate HVAC ducts, kitchen cabinetry, and living room furniture if not physically captured. We pair active containment with direct vacuum extraction.

  • Wide Multi-Pass Feathering: Because new sheetrock met an existing painted ceiling plane, we feathered the mud out 14 to 18 inches in every direction, crowning the joints imperceptibly to prevent harsh shadow lines.
  • Vacuum-Assisted Power Sanding: Sanding was executed using a dedicated drywall pole sander attached directly to an external high-efficiency vacuum extractor, capturing gypsum particulate at the point of friction before it became airborne.
  • Dual Protection Barrier: Combining physical ZipWall tension walls with vacuum extraction ensured zero dust escaped into the adjoining dining room and hallway.

Invisible Spot-Prime & Spot-Paint Ceiling Blend

Many contractors claim a repaired ceiling requires repainting the entire room corner-to-corner. When compound is feathered to a true zero-edge and the original flat sheen is matched, a targeted spot-blend can deliver an invisible transition without repainting the entire home.

  • Targeted Spot-Priming: Sealed the feathered mud passes with a dedicated stain-blocking PVA primer, preventing "flashing" where joint compound absorbs paint differently than cured sheetrock.
  • Spot-Paint Feathering: Rather than rolling the entire kitchen, hallway, and living room footprint, we precisely rolled and feathered matching dead-flat ceiling white across the repair area.
  • Imperceptible Daylight Blend: Under direct natural light from the bay windows and recessed LED fixtures, the repair perimeter disappears completely against the surrounding ceiling and decorative crown molding.
